The group acquired these properties in April 2017 by securing options which were held by another developer, by paying a premium price for them. These properties are located on the corner of Camden Valley Way and Heath Road, and is directly opposite the newly developed Stockland estate known as “Willowdale”. The proposed Leppington Heights Development is within walking distance (approximately 100 meters) to the new shopping centre in the Willowdale Estate. In addition, the site has direct access to a bus stop, and is within a 2 minute drive to the recently completed Leppington Train Station. The estate adjoins the Anglican Church which has received Development Approval to expand and modernise the Church, as well as the also recently approved Anglican School. The proposed Leppington Heights Development is considered to be in the best location in the area and is highly desired by purchasers. This is because of the amenities and services which are very close by.
The development has multiple zonings which include R2 (Low Residential), R3 (Medium Density Residential), and E4 (Environmental Living – minimum lot areas of 1000m2). The project is viable and profitable with its current zoning. The first stage DA for a 36 Lot Land Subdivision within the R2 portion of the development, as well as 3 super lots, is expected from Camden Council before the end of May 2018.
The Stage 2 DA process has commenced, and it is intended to submit a Development Application for these 3 super lots as soon as the stage 1 DA is approved. Super Lot Numbers 1 and 2 will yield approximately 120 apartments, while Super Lot 3 will yield 9 large lots of more than 1000m2 each, as well as a Child Care Centre lot.
As the Leppington Heights Development is located close to major transport routes, shopping centres etc., as well as the NSW Department of Planning’s proposed amendments to the South West Growth Centre precinct, it is highly likely that the R3 and E4 zoned portions of the development is likely to be rezoned to allow for higher densities. We have the option of rezoning the R3 portion to allow for the apartment building height to be increased from the current allowable height of 12m, as well as rezoning approximately 50% of the E4 portion to R3 and the remaining
50% to R2.
The group is seeking funding from financial organisations for the settlement and development of the Leppington Heights project as per the attached feasibility.
